Forest Carriage HOA Committeees

Purpose

The Architectural Review Committee (ARC) is established to preserve and enhance the aesthetic integrity, property values, and overall harmony of the community. The ARC ensures that all exterior modifications and improvements comply with the Association’s governing documents and adopted standards.

Authority

The ARC operates under the authority granted by the Association’s:

• Declaration of Covenants, Conditions, and Restrictions (CC&Rs)

• Bylaws

• Rules and Regulations

All decisions of the ARC are subject to review by the Board of Directors.

Scope of Review

Prior written approval from the ARC is required before commencement of any exterior modification, including but not limited to:

• Structural changes (additions, decks, patios, balconies)

• Exterior paint or material changes

• Roof replacement (if changing materials or color)

• Window and door replacements

• Landscaping modifications (trees, grading, hardscaping)

• Fencing, walls, or enclosures

• Outdoor structures 

• Solar panels or energy systems

• Driveways, walkways, and lighting

• Any other modification visible from neighboring properties or common areas

Failure to obtain approval may result in enforcement action, including fines or required removal.

 

Application Requirements

Homeowners must submit a complete Architectural Application including:

• Description of the proposed project

• Site plan or drawing showing location and dimensions

• Materials, colors, and finishes

• Photographs or manufacturer specifications (if applicable)

• Contractor information (if applicable)

• Estimated project start and completion dates

Incomplete applications will not be reviewed until all required information is provided.
